Strip malls are more utilitarian than enclosed malls; whereas enclosed malls are built to encourage people to stroll and take their time browsing through several kilometers of shops, strip malls are designed for the shopper who already knows what he needs. You go to a strip mall, park, buy what you need, and then go on home. You do not hang out at a strip mall; there are no ?strip mall rats.?
Strip malls can house anything from trendy new restaurants to dentist?s offices, hardware stores, laundry shops and water refilling stations. While many enclosed malls have become entertainment centers, strip malls have remained true to their retail roots.
?Strip malls are an answer to our oftentimes stressful malling experience,? says Cheryl Torres, marketing and franchise manager of Dual Star Corp., the realty firm that develops and manages the Madison Square strip malls. ?Many of us who are on the go prefer to visit a nearby strip mall that caters to our everyday needs, and where parking is ample, than go to overcrowded malls.?
Madison Square strip malls, like their counterparts in the US, are two- and three-floor commercial complexes that house various food establishments, bars, photo studios, banks, facial centers, clinics and ink refilling stations. The very first Madison Square was built in 1999 in Wilson Street, Greenhills, and was then called Elite Center. Its success eventually inspired the opening of Madison Square branches in the Libis and Ortigas districts.
Designed with a modern architectural feel, Madison Square sports a well-lighted facade and an all-glass frontage for maximum exposure and visibility.
While enclosed malls are frequented by a Babel of consumers from all walks of life, strip malls are often community centers?it is not uncommon for regulars to be on nodding terms with each other. Madison Square Ortigas, for example, is right in the middle of several upscale subdivisions and is a stone?s throw away from the Immaculate Conception Academy and Xavier School.
?Unlike in huge malls, patrons of Madison Square usually have a no-nonsense attitude and are disciplined in their use of time. Visitors usually come to the establishment with a purpose in mind and not just to stroll around and kill time,? says Torres. - DCO>
